For best results at move-out, we ask that you have the carpet professionally cleaned — and, if necessary, spot treated, deodorized and flea treated — by our approved vendor. Your tenants will be required to do the same at move-out. Don’t forget to mention my name for a discount!
If carpet or vinyl is stained, damaged or worn, replacing all or some of it will help rent the house faster and probably for a higher price.
Other repairs may also be needed to ensure that your home is in move-in condition and protected from damage. Remember, a house that shows pride of ownership will rent faster and for more money. Putting off needed maintenance only allows more costly damage, such as termite infestation and moisture damage, to occur.
You must change your current homeowners policy into a “Landlord/Dwelling Fire Policy” with liability coverage and Exit Realty Professionals listed on it, as per our management agreement. These policies are getting increasingly hard to get as “stand-alone” policies — meaning the only policy you have with a company — so try your existing carrier first.
All locks must work properly, and no double-cylinder dead bolts shall be present. It is important that all locks in the house be keyed to one key.
You will also need to thoroughly clean your home once it’s vacant. It’s very easy to miss things while enduring the stress of moving out, but remember this is the “standard for cleanliness” that we are setting for our new tenants. We strongly recommend that you have a professional cleaning service do a “MOVE-OUT CLEANING.” This will include windows, inside cabinets, behind appliances, etc.
